Glossary of Terms

OC = On Center.

steal I beam = A steel I-beam is a structural steel member with a cross-section shaped like a capital “I”, composed of two horizontal flanges connected by a vertical web.

Soffits are the horizontal, visible underside of a roof’s overhang, while fascia is the vertical board along the edge of the roof.

Smart Panel with OSB: engineered wood siding, treated to resist decay and pests, and can be installed directly to studs or over sheathing. Installing them over OSB and house wrap adds an extra layer of weather and moisture protection for the underlying structure.

Thermal Pane = a window with a frame made of vinyl and an insulated glass unit consisting of two or three panes of glass separated by a sealed space, which reduces heat transfer for better energy efficiency. The space between the panes is often filled with an insulating gas and may include a low-emissivity (low-e) coating to further control heat loss and gain. These windows help lower heating and cooling bills, keep your home more comfortable, and are a popular, low-maintenance choice.

Site-built homes are constructed piece by piece on the property itself according to local and state building codes (IRC Code). Manufactured homes tend to be movable and more affordable, whereas site built homes are permanently fixated to the land and typically are more pricey per square foot.
