We primarily carry wind zone 2 and wind zone 3, however we do have options for wind zone 1 if preffered.

Manufactured homes are built to meet federal HUD standards, built inside of a factory on a permanent steel frame and transported to the property. Site-built homes are constructed piece by piece on the property itself according to local and state building codes (IRC Code). Manufactured homes tend to be movable and more affordable, whereas site built homes are permanently fixated to the land and typically are more pricey per square foot.

A metal roof upgrade can be added to your home, depending on the builder. We work with some builders that offer metal roof upgrades, however we do have some builders that provide a standard shingle roof.

In order to start the financing process, the only required documentation is a valid ID or drivers license for proof of identification. However, we do recommend bringing in additional documentation such as check stubs, W2 forms, social security cards, source of down payment, and home delivery location information.
We work with lenders that work with absolutely any credit score, even as low as 300. Your credit score will determine your financing terms, such as down payment amount, interest rate, loan amount, etc- However, every single credit score has options.
Yes, we do! First time home buyer packages would consist of land and home bundles that are purchased through government backed loans such as FHA and RD loans. While there are still certain criteria that have to be met to qualify for these loans, they are catered to first time home buyers to simplify the financing process.
We offer a wide range of financing options through our select lenders. This includes home-only (chattle) loans where only the home is being financed, land and home loans where a home and a land purchase are combined into one bundle, and land-in-lieu options where you can use your land as collateral as equity for your down payment.

The one-year manufactrer’s warranty covers the following:

  • Structural components
  • Plumbing, heating, and electrical systems
  • Appliances and equipment installed by the manufacturer
  • Coverage begins on the date of retail delivery extends for one full year. To qualify, any issues must be reported in writing within the warranty period.
For extra peace of mind, extended warranties can be purchased when you buy your home. We offer up to 7 years of additional coverage through our select partner: Home Care Plus.
Every brand new Atchafalaya Home includes a one-year manufacturer’s warranty covering defects in materials or workmanship that could affect the structure, safety, or core systems of your home.

Some options may be free of charge, such as basic color changes or swapping items. Other options could be considered upgrades to your home, which can add onto your total sales price of your newly customized home.

Yes, we do offer modular homes through one of our most prestige builders: Timber Creek Housing. We offer on-frame modular homes built with construction based on Internation Residential Code, International Plumbing code, and national electrical code.

All of our builders offer different colors, upgrades, and options however there are a plethora of things to choose from. Some options are as follows: Colors, roof upgrades, door types, fireplaces styles, exterior siding, window changes, appliance upgrades, etc.

Yes, we can! We work with a variety of preferred contractors that are licensed, insured, and trusted. These contractors can provide land prep and utilities such as dirt pads, concrete foundations, septic systems, plumbing, electrical, driveways, etc.
